Design Process

Initial Consultation and Preliminary Cost Estimate

While on site, our initial meeting is dedicated to finding out what your needs, goals and budget are. Once we’ve come up with something you like, we prepare a preliminary cost estimate to determine the feasibility of your project.

Design Contract

A design contract is entered into when a projected budget amount is agreed upon, along with a design approach to meet that budget. The design contract outlines what it will take for us to complete the design documents coupled with the scope of the documents. A 1/3 retainer is required before we begin.

During the design phase, we measure existing conditions, investigate structural issues and coordinate with mechanical and electrical subcontractors to tie down the design. Plans, elevations and sections are drafted, along with 3D models, to communicate the scope of the project to all involved and to establish more accurate pricing.

Budget Estimate

During design, a budget estimate is prepared based off of contractor and subcontractors estimates for the project. If the budget estimate is too high, we redesign, if necessary, to reach a more favorable budget. The price point of items to be selected, such as plumbing, cabinetry and lighting will be easier to determine once a budget estimate is derived.

Allowances are included in the budget estimate to double for the unknown pricing on the items to be selected. You have control over final pricing on these items as you make your selections.

Pre-Bid Conference

This is a meeting at the job site with the subcontractors so they may see the project in the flesh and view the accompanying construction documents.

Final Drawings and Fixed Price Proposal

Once the drawings have been completed, finishes and items selected, along with bids from the subcontractors, a final price proposal for the project is provided. Upon approval of the Proposal, a construction contract is signed and a construction deposit is required before work begins.
